Re-roofing in Sheffield

Roof replacement in Sheffield, done properly

A new roof covering for terraces, semis and detached homes. We look at the roof first, then give you a written quote.

  • Slate, stone slate and concrete tile roofs
  • Old timbers and battens checked, not hidden
  • Written quote that lists what is included

Step 1 of 3

What do you need?

When does a Sheffield roof need replacing rather than repairing?

Most roofs do not fail all at once. They give warnings first. Slipped or cracked slates, tiles that have gone soft and crumbly, patches of moss that hold water and stains on a bedroom ceiling after heavy rain are the usual signs. One or two of these can often be fixed with a roof repair. When the problems are spread across a whole slope, repeated repairs cost more over time than a new covering.

Age matters too. Plenty of Sheffield homes are Victorian or Edwardian, and many have been re-roofed once already, sometimes with the original slates re-used on a thin felt that has since perished. If the nails holding your slates have rusted through, the slates slide even though they look sound. A close inspection, with photos, is the sensible first step before anyone quotes for roof replacement in Sheffield.

What does a roof replacement involve?

The steps are much the same on most houses, whatever the covering.

  • Scaffolding. Sheffield streets can be steep and narrow, so access and safe working at height need planning before the first slate comes off.
  • Strip. The old slates or tiles, battens and felt come off in sections, so the house is not left open to the weather.
  • Check the timbers. Rafters, purlins and wall plates are inspected. Rotten timber is replaced, not covered over.
  • Underlay and battens. A breathable membrane and new treated battens go on. Many older roofs only had old bitumen felt or none at all.
  • New covering. Slates, stone slates or tiles are fixed with fixings that suit an exposed, windy site.
  • Details. Ridges, hips, valleys, verges and lead flashings around chimneys and abutments are completed, then fascias, soffits and guttering as agreed in the quote.

Which roof covering suits a Sheffield home?

The right choice depends on the house, your budget and sometimes the street.

Natural slate

Long-lasting and fairly light, with a clean line. It suits Victorian terraces and villas and is the usual choice where the original roof was slate. Slates differ in quality and price depending on where they are quarried, so ask what is being quoted.

Stone slate

Sheffield and the edge of the Peak District have a tradition of heavy sandstone roofs. The slates are costly and very heavy, and the roof structure must be able to carry them. Many owners have their existing stone slates reclaimed and laid again where enough are sound.

Concrete tiles

Common on 1930s semis and post-war estates. They cost less than natural products and go on quickly. Interlocking tiles cope well with wind when fixed correctly, and they suit homes where a lighter colour or a plainer look is fine.

No honest roofer can price a roof over the phone. These are the main things that move the figure:

  • the size and pitch of the roof
  • the covering you choose
  • scaffolding and access, including parking and steep streets
  • the state of the timbers underneath
  • chimneys, dormers, valleys and lead work
  • extras such as fascias, soffits, guttering and loft insulation

A typical semi often takes several working days, weather permitting. A large villa or a stone slate roof can take a good deal longer. Wet or very windy days stop work. Our quotes are written and itemised, so you can compare them with any others. If you want to know the condition of the roof before you decide, start with a roof inspection.

Do I need permission to replace my roof in Sheffield?

Replacing a roof with the same type of covering is often treated as maintenance, but it is not a rule you can rely on. Listed buildings and homes in a conservation area are handled differently, and changing from slate to tile, for example, can need consent. Several parts of the city have conservation areas, so check your address with Sheffield City Council before you order materials.

Building regulations can also apply to a re-roof, particularly around insulation and fire safety when a large part of the roof is replaced. If the work touches a shared wall or chimney in a terrace, the Party Wall etc. Act 1996 may apply, and a neighbour may need written notice. These points are general, so confirm what applies to your property. When you are ready to talk about your own roof, go back to the home page and send us the details.

Questions about roofing in Sheffield

How long does a roof replacement take in Sheffield?

A typical semi-detached house often takes several working days, if the weather behaves. A large villa, a roof with many dormers or a stone slate roof can take longer. Rain and strong wind stop work, and Sheffield gets plenty of both between autumn and spring. Ask for a realistic window in the quote, not a promised finish date.

Can the existing slates be re-used?

Sometimes. Sound natural slates and sandstone slates can often be reclaimed, sorted and laid again on new battens and underlay, with replacements for any that are cracked or laminated. Concrete tiles are rarely worth re-using. We will tell you what we find once the roof is open, and the quote should say how any shortfall in slates is dealt with.

Will I need to move out while the roof is replaced?

Almost never. Roofing is noisy and there will be dust and vibration in the loft, but the house stays weatherproof as the work goes on in sections. You may want to move items out of the loft and take pictures off walls on the top floor. Tell the crew if anyone works nights or has a baby or pets that dislike noise.

Do you replace the felt, battens, fascias and gutters too?

Underlay and battens are normally replaced as part of a full re-roof. Fascias, soffits and guttering are often worth doing at the same time, because the scaffold is already up and the work is easy to reach. They are listed separately in the quote so you can choose what to include.

Should I get more than one quote?

Yes. Two or three written quotes help you see what is normal for your roof. Do not compare totals only. Compare what is included: scaffolding, new battens, underlay, lead work, ridges, fascias, guttering, waste removal and VAT. The cheapest figure often leaves things out.
